When building the new Cabana Bay Beach Resort on the Universal Studios property in Orlando, FL, the general contractor not only had the expected management concerns associated with a 1,800-room resort construction project, but there was also an added factor – a compressed deadline.
In the two years leading up to the 2013 construction project, Universal’s attendance had increased by more than a million visitors annually – drawn to new rides and adventures. With the July 2014 opening of the Wizarding World of Harry Potter, more hotel rooms were needed to house, feed and entertain the more than 19,000 daily visitors to the park, many of who would stay inside the Universal complex.
Delays had prevented an earlier ground breaking, and the general contractor had a shorter completion deadline. This meant subcontractors had to meet precise deadlines to prevent delays in other phases of the hotel project.
The Cabana Bay Beach Resort, a 1950s Florida-themed family-oriented complex, involved three construction phases: Two 900-room hotel north buildings with a lagoon swimming pool; a central guest check-in building with restaurants and an activity building; and two 900-room south buildings. The first two phases had a late 2013 opening, and the final phase opened in April 2014.
From Wacker plate tamps and Multiquip pumps to Genie 6K reach forklifts and Kobelco 135 excavators, contractors rented the equipment needed to get their job done. Each machine that went on rent was properly inspected and equipped with the needed safety features as required by the general contractor and OSHA.
