For six years, a steel and concrete skeleton of a partially constructed shopping center sprawled across acres bordering the Bruce Woodbury Beltway west of downtown Las Vegas, a casualty of the real estate collapse in 2008.
Initially developed in 2007 as The Shoppes at Summerlin Centre to serve residents in the affluent suburb of Summerlin, NV, construction on the 106-acre development halted in 2008. After a business restructuring and with the resurgence of home construction, a new owner resurrected the 1.6 million-square-foot retail and 200,000-square-foot office space development as Downtown Summerlin.
A two-step demolition process on the unfinished buildings started in 2013 by a Houston-based company, with concrete break-out and steel tear-down activities occurring during the day, and debris removal at night.
The demolition process involved using a pair of 350 excavators with hammer attachments to break down the concrete building shells. At night, the hammers were removed and thumbs were attached to the excavators to pick up and load piles of concrete and rebar into dump trucks. Four-yard loaders were also used to scoop up and dump debris into trucks.
By late 2013, the site was cleared and construction was started on the new Downtown Summerlin. The project was completed and a grand opening was held on Oct. 9, 2014. The open-air shopping center is anchored by Dillard’s and Macy’s, and 125 shops and restaurants.
Neff Rental’s Las Vegas branch rented excavators with thumbs and shears, loaders, water trucks, scissor lifts, forklifts and smaller cutting equipment during Downtown Summerlin’s demolition phase. Branch mechanics visited the site each day to monitor the equipment and switch the excavator attachments, helping to ensure that the demolition schedule remained on track. The Las Vegas Neff Rental branch also supplemented contractor-owned equipment with rented equipment during the construction, clean-up and landscaping phases.
